What Goes Wrong With Storefront Installations?
Storefronts fail at the edges. Sill flashing that does not turn up at the jambs lets water into the slab. Anchors spaced for a ground-floor mall unit get used on a windy podium corner, and the framing deflects every gust. Tempered glass gets ordered where the drawings called for laminated, or a low lite next to a door is ordered as plain annealed glass and fails the safety glazing check. The entrance door arrives without the reinforcement the exit device needs.
When framing, glazing and doors are split across trades, each one blames the other. When one trade owns the opening, the edges get detailed properly the first time.
What Is Included in Storefront System Installation?
A storefront system is the full glass-and-aluminum front of a commercial unit: framing (mullions, sill, head and jambs), glazing, transom lites and the entrance doors with their hardware. As a commercial door contractor in Toronto, we supply and install it as one package for new construction and retail fit-outs.
The written CAD spec lists:
- System and profile: Kawneer Trifab, YKK AP or Oldcastle, thermal or non-thermal
- Finish: clear anodized, dark bronze anodized or painted
- Glass schedule: 1-inch sealed IGU, Low-E, tempered or laminated per lite, CAN/CGSB-12.1 where required
- Anchor spacing and sill flashing detail
- Transom lites and any spandrel panels
- Entrance doors: stile width, pivots or continuous hinge, closer, exit device, threshold

Types of Storefront Systems We Install
Thermally broken storefronts
The standard for exterior storefronts on heated space. The thermal break in the aluminum stops the frame from frosting up on the inside in January.
Interior mall storefronts
Non-thermal framing for tenant fronts inside malls and enclosed concourses, often with full-height glass and sliding or swing entrances.
Podium and plaza frontages
Multi-bay storefronts on new mixed-use podiums and refreshed plazas, sequenced bay by bay so tenants can open as their units are ready.
Storefronts with integrated operators
Entrances designed with an automatic operator or slider from the start, which avoids retrofitting later.
How Much Does a Storefront System Cost in Toronto?
| Bay type | Typical range per bay | Main cost drivers |
|---|---|---|
| Interior mall front, non-thermal | $3,800-$5,500 | Height, glass type |
| Exterior thermal bay, fixed glass | $5,000-$7,500 | IGU, Low-E, finish |
| Exterior thermal bay with entrance pair | $7,500-$9,500 | Doors, hardware, threshold |
Large podium frontages are priced as a package. Wind-exposed corners and tall bays need heavier framing, which the spec calls out.
When Do You Need a New Storefront System?
- New construction or a retail podium with storefront in the Division 8 schedule
- A tenant fit-out that is changing the unit frontage
- An old storefront that leaks, frosts or has failed seals across several lites
- A plaza refresh where the landlord wants consistent frontages
If the framing is sound and only the door is failing, storefront door replacement is faster.
New System vs Re-Glazing
Re-glazing swaps glass in existing framing and can make sense when the framing is in good shape. If the framing is non-thermal on a heated space, leaking at the sill, or the anchors are failing, re-glazing only hides the problem. The site measure tells you which one you are looking at.
Codes and Standards
Safety glazing follows CAN/CGSB-12.1, framing is anchored per the manufacturer and the structural requirements of the opening, and entrances meet OBC exit and AODA barrier-free requirements where they serve the public. Division 08 41 13 entrances and storefronts are covered in the CAD submittal.
