Get installation quoteHighway 7 / Jane and Concord logistics hubs and industrial condos need heavy-use hollow metal doors and multi-site push bar rollouts, while new VMC office towers drive suite fit-out and lobby operator work.
By the Commercial Door Toronto Install Crew. Commercial installation focus. Repair work and residential installs referred to partner network.
Vaughan runs two door markets side by side. Concord and the Highway 7 / Jane corridor hold distribution centres and industrial condo units where steel man-doors open hundreds of times a day.
A few minutes away, the Vaughan Metropolitan Centre has grown around the Line 1 terminus that opened in 2017. New towers there need suite doors, lobby entrances and operators on fit-out schedules that do not slip.
Industrial clients book multi-site hollow metal and push bar rollouts on one standard and one invoice. Office managers book suite packages with a firm move-in date.
Every job runs the way all our commercial door installation across Toronto and the GTA does: a free site measure, then a written CAD spec with a price range per opening within 2 business days.

What you see: The tenant has a move-in date, the drywall is done, and the suite doors, frames and lever sets are still not on site.
Why it happens here: Office and mixed-use towers keep going up around the VMC since the Line 1 terminus opened there in December 2017, and every new tenant suite needs its own doors before occupancy.
What we do: We measure, issue the written spec within 2 business days and install suite doors as one commercial door installation package with hardware keyed to the building plan.
Frame depth, hardware prep or rating gets checked after parts arrive, and the price moves. We measure first and put every opening in a written CAD spec before anything is ordered.
Non-rated hardware on a rated door, push buttons inside the swing, closers set too hard. Each one is a work order with a deadline. Our specs follow NFPA 80, OBC Part 3 and the AODA.
A half-finished swap leaves a building open. Our crews schedule around tenants and shifts and close every opening before they leave site.
A strike that misses the frame prep or an exit device on a stile too narrow to hold it. We list the hardware set per opening, so it fits the first time.
These are the scopes local clients book most often. Every price is a range; a technician confirms specs and price at your free on-site measure.

"Multi-door rollout, 2 sites, 1 invoice, written warranty every leaf."
"Our condo received a fire inspection order listing twelve stairwell and corridor doors with missing labels, failed closers and gaps outside tolerance. The team reviewed the order, checked each opening against NFPA 80, and sent a written scope separating doors that could be corrected from assemblies that had to be replaced. They installed new 90-minute labelled doors and frames on the stair shafts and new closers and latching hardware elsewhere. Every opening was documented with photos and label details for re-inspection, and the order was closed."
"New tenant fit-out at a VMC office tower. Eight suite doors, frames and lever sets installed in nine business days from sign-off, with written specs for our landlord file."

Concord and Steeles West industrial: block and tilt-up warehouses, industrial condo units and food distribution buildings. Typical openings are 16-gauge galvanized hollow metal man-doors, rim exit devices and welded frames that take forklift traffic.
VMC: new office and mixed-use towers with aluminum lobby entrances, suite doors, lever sets and rated stair doors. Tenant fit-outs move fast and need written specs for the landlord file.
Woodbridge and Maple: manufacturing plants, plazas and retail along Highway 7 and Major Mackenzie, with push bar retrofits, storefront doors and closers.
Concord and the VMC are a short run up Highway 400 or across the 407 from our Toronto base. Concord and Highway 7 and Jane sites are reached via the 400 and Highway 7 or Steeles West; Woodbridge via Highway 7 west or Islington; Maple via Major Mackenzie. VMC tower work is scheduled around building management loading dock bookings.
Warehouse work is planned around dock schedules and shift changes. Every opening is finished the day it is opened, so no building is left unsecured overnight.
Permits and inspections run through the City of Vaughan Building Standards department, with fire inspections by the city fire service. Exit doors are spec'd to OBC egress and the Ontario Fire Code, rated openings to NFPA 80, and public entrances to the AODA Design of Public Spaces standards.
On VMC fit-outs we supply the Division 8 submittal and closeout binder the landlord and GC need. On industrial work we list exit hardware and egress details in the written scope so inspections go smoothly.
Warehouse man-doors on the 400 and 407 corridors face open wind and heavy salt. Insulated galvanized leaves, new sweeps and thermal thresholds cut heat loss and stop the bottom rail rusting out. VMC tower lobbies see strong stack pressure in winter, so closers and operators are set accordingly.
Postal codes we cover: L4K, L6A, L4H, L4L, L3L, L4J
Crews reach Concord and the VMC via Highway 400 and 407, and Woodbridge via Highway 7 and the 427.

Hollow metal man-doors usually run $1,800-$5,800 per opening installed, depending on gauge, core, frame and hardware. Multi-door scopes price lower per opening.

Yes. Swaps are booked around shift changes and outbound loads, and no opening is left unsecured overnight.
