Common failure points

Why Commercial Door Installation in Toronto Fails on the First Attempt

Commercial doors look simple from the sidewalk. Behind every opening is a frame anchored to a specific wall type, a leaf prepped for a specific hardware set, and a set of rules from the Ontario Building Code, the Ontario Fire Code, NFPA 80 and the AODA. Across the Greater Toronto Area, 416 and 905 alike, most failed inspections and callbacks we are asked to fix trace back to six gaps.

Division 8 spec gaps

Frame depth that does not match the wall, an undercut that clashes with the new floor finish, a closer arm that cannot mount on the stop side, weatherstrip left off the schedule. Each one is small on paper and expensive once steel is welded into masonry.

AODA push-force failures

A public entrance that opens too hard, push buttons inside the door swing, or actuators only on the outside. Rework after a failed accessibility review can run past $50K once operators, wiring and finishes are redone across a site.

OBC Part 3 fire separation errors

Non-rated hardware on a rated door, a painted-over label, a closer removed because the door was heavy. Fire inspectors write orders for exactly these, and an order comes with a deadline.

Mismatched hardware callbacks

A strike that does not line up with the frame prep, an exit device on a stile too narrow to hold it, a mag-lock with no fire alarm release. Every mismatch becomes a callback and a work order.

Tempered vs laminated glass errors

Tempered glass breaks into small pieces and leaves the opening wide open; laminated holds together. Ordering the wrong one for a street-facing storefront, or plain glass where safety glazing is required, fails CAN/CGSB-12.1.

The locksmith-vs-DHI gap

A general locksmith can change a cylinder. A Division 8 opening needs someone who reads hardware schedules, understands ratings and egress, and specs for the frame and the code. That is the DHI discipline.

None of these are exotic. They happen because the spec was verbal, the hardware was ordered before anyone checked the frame, or the door went in without anyone reading the label rules. They are expensive because they are discovered last, after steel is welded, glass is cut and the inspector is on site.

Our crew carries 15+ years GTA commercial door install experience, Division 8 scope, written CAD specs before parts order.

Commercial Door Packages by Buyer

Five kinds of clients call us, and each one needs something slightly different from the same spec-first process.

Property Managers

New builds and tenant turnovers are where door scope gets rushed. We install suite doors, corridor doors and rated stair assemblies as one package, typically $1,800-$6,500 per opening, and phase like-for-like replacements across portfolios after hours. Every rated opening is checked against OBC Part 3 fire separations, and you get a written CAD spec you can drop straight into a capital approval or landlord file.

Business Owners

Storefronts, restaurants, salons, gyms and clinics usually need three things at the front door: a solid aluminum entrance, an automatic operator for accessibility, and access control for staff. Aluminum entrances run $4,200-$11,000 and AODA operators $2,800-$5,500. We place push buttons and test opening force to the AODA Design of Public Spaces standards, and we swap doors before you open.

General Contractors

We carry Division 8 door scope on new builds and major renovations: hollow metal frames and doors, fire-rated assemblies and storefront entrances, with hardware sets keyed to the building plan. Submittals list every frame, leaf, set and label. Openings typically run $1,800-$6,500 each, frames are set before boarding, and the door scope closes with a clean binder at occupancy.

Facility Ops

Warehouses, plants and industrial units go through steel doors fast. We replace rusted and dented man-doors with galvanized, insulated hollow metal, swap bent frames, and add push bars, usually $1,600-$4,500 per opening. Work runs between shifts so production never stops, and rated doors are documented to NFPA 80 for your next fire inspection.

Retail Chains

Multi-location rollouts need one standard, not one improvisation per store. We build a single hardware spec for entrances, closers, exit devices and access control, phase installs across sites, and send one invoice with a written warranty on every leaf. Entrance packages typically run $4,200-$11,000 per location, and every public entrance is spec'd to AODA.

Not on this list?

Schools, condos, churches and medical buildings use the same process. Residential, garage and window work is referred through our partner network.

Installation 6 services

Full door packages for new construction, tenant fit-outs and major renovations, priced and installed as one Division 8 trade. We review the architect's hardware schedule against the drawings, catch handing and undercut conflicts before submittals, then set hollow metal or aluminum frames before boarding and hang leaves at finish stage. Hardware runs on ANSI/BHMA Grade 1 lines such as Von Duprin, LCN and Schlage, and rated stair or corridor openings get labelled NFPA 80 assemblies. Written CAD spec within 2 business days of site measure, install typically 7-14 business days from sign-off.

Includes: Division 8 schedule review | Hollow metal, aluminum and rated openings | Hardware sets and keying | Closeout docs and written warranty

Timeline: 7-14 biz days spec-to-install; crew of 2-3

A general contractor on a 3-storey Liberty Village office build handed us the full Division 8 package: 22 leaves, hollow metal frames and 2 rated stair doors. Frames went in before boarding so drywall never waited, and the door scope closed with zero deficiencies at occupancy.

Swing door operators from Dorma, Besam, Stanley and Record fitted to new or existing commercial doors. Before anything is ordered we weigh the door, check hinges or pivots and measure header depth, then spec the right class: low-energy under ANSI/BHMA A156.19 for most public entrances, full-energy under A156.10 with sensors for heavy traffic. Push plate actuators, touchless wave-to-open sensors and battery backup are spelled out per door. Opening force and timing are tested before handover. Written CAD spec in 2 business days, install typically 7-14 business days from sign-off.

Includes: Door, hinge and header check | Operator, actuators and sensors | Power run coordination | Force and timing tested at handover

Timeline: 7-14 biz days spec-to-install; crew of 2

A King West bank facilities PM needed operators on 14 branch entrances without closing the branches. We sent the CAD scope on day 3, mounted Dorma 8616 units before opening hours, force-tested every door, and closed the install on day 18 with no callbacks since.

See operator options

Complete automatic sliding entrances from Record, Besam and Horton: header, operator, sliding and sidelite panels, sensors and threshold delivered as one package. Breakout panels keep the opening compliant as an egress route, BEA or Optex sensors are laid out to ANSI/BHMA A156.10, and hold-open and speed are set for Toronto winters so vestibules do not turn into wind tunnels. Single-slide and bi-parting configurations for grocery, medical and big-box retail. Written CAD spec within 2 business days of site measure, install typically 10-14 business days from sign-off.

Includes: Single or bi-parting packages | Breakout egress panels | Motion and presence sensors | Winter hold-open settings

Timeline: 10-14 biz days spec-to-install; crew of 2-3

A Richmond Hill medical building replaced heavy manual doors with a Record bi-parting slider. Breakout panels, sensors and a heated threshold were all listed in the written spec, and the property manager noted the install matched it exactly.

New aluminum storefront systems for retail podiums, plazas and fit-outs, with framing, glazing and entrance doors from one trade. We work with Kawneer Trifab, YKK AP and Oldcastle profiles in 6063-T6 aluminum, thermally broken where the space is heated, and spec 1-inch sealed IGUs or safety glass to CAN/CGSB-12.1 at doors and sidelites. The written CAD spec lists glass makeup, anchor spacing, transom lites and threshold details before anything is ordered. Install typically 10-14 business days from sign-off once fabrication lands, with a crew of three.

Includes: Framing, glazing and entrance package | Thermal or non-thermal profiles | Safety glass to CAN/CGSB-12.1 | Anchor and threshold details in spec

Timeline: 10-14 biz days from sign-off after fabrication; crew of 3

A retail developer on Queen West needed three storefront bays delivered for a fixed tenant date. We took the Kawneer framing, glazing and entrances as one package, inspections passed first time, and the bays were ready for turnover on the agreed day.

Get storefront scope

Aluminum entrance doors for office lobbies, storefronts and clinics from Kawneer 350/500, YKK AP and Vistawall. Stile width is matched to traffic and hardware: narrow stile for light retail, medium or wide stile where exit devices, electric strikes or an operator need room. We confirm offset pivots or continuous geared hinges, a concealed overhead closer or surface closer, and Adams Rite or rim exit devices before ordering. An AODA operator can be added in the same scope. Clear or dark bronze anodized finishes. Install typically 10-14 business days from sign-off.

Includes: Narrow, medium or wide stile | Offset pivots or continuous hinges | Closer and exit device matched | Optional AODA operator

Timeline: 10-14 biz days from sign-off; crew of 2

Facility ops at a Yonge and Sheppard office building replaced a failing bronze entrance with a medium stile Kawneer pair and a barrier-free operator. Push-force passed the first walkthrough and the inspector signed on the spot.

Hollow metal door and frame packages specified opening by opening: 16-gauge galvannealed steel for exterior and high-abuse doors, 18-gauge cold-rolled for interior, with polystyrene, polyurethane or steel-stiffened cores to suit insulation and impact. Frames are welded for masonry or knockdown for drywall, with hardware preps matched to the schedule and ASA strike preps where the lock needs them. We follow ANSI/SDI A250.8 and Steel Door Institute guidance on anchors and reinforcement. Written CAD spec in 2 business days, install typically 7-14 business days from sign-off.

Includes: Gauge and core per opening | Welded or knockdown frames | Galvanized or prime-coat | Hardware prep to schedule

Timeline: 7-14 biz days spec-to-install; crew of 2

A Concord distribution operator wanted one door standard across two warehouses. We installed galvanized hollow metal doors with push bars at both sites on one invoice, with a written warranty on every leaf and no building left unsecured overnight.

Replacement 5 services

Direct replacement of worn or failed commercial doors in offices, plazas, warehouses and condo common areas. Every frame is checked for square, anchor condition and base rust so the spec can say plainly which frames are reused. Existing hardware is transferred or upgraded to ANSI/BHMA Grade 1, handing and preps are matched, and new weatherstrip and thresholds go on exterior doors. Swaps run after hours in occupied buildings, and portfolio work is grouped into one written spec with a price range per opening for capital planning. We direct-bill major commercial property insurance claims.

Includes: Frame check and reuse | Hardware transfer or upgrade | After-hours swaps | Portfolio phasing on one spec

Timeline: 7-14 biz days spec-to-install; crew of 2

A portfolio PM with four office buildings along Highway 401 had a backlog of worn doors. We grouped them by type in one written spec, phased swaps over two budget quarters after hours, and door work orders dropped right after the first phase.

Get replacement quote

Replacement of the storefront door leaf without replacing the whole storefront. We check frame square, offset pivot or butt hinge prep and profile compatibility with Kawneer, Vistawall and similar framing, then fabricate a full-lite aluminum leaf with tempered safety glass to fit the existing opening. The Adams Rite deadlock, pulls and closer are transferred or upgraded, and a new threshold and door sweep go in where the old ones have worn. Swaps happen before opening hours, so the shop never loses a selling day. Fabrication lead time plus a half-day swap.

Includes: Frame and prep check | Full-lite leaf swap | Hardware transfer | Swap before opening hours

Timeline: Fabrication lead time + half-day swap; crew of 2

A Leslieville cafe owner had a sagging storefront door but a perfectly good frame. We fabricated a new full-lite leaf to the existing opening, and the swap was done before the cafe opened, about two weeks from measure to install.

See storefront door options

Hollow metal direct swaps for warehouses, plazas, plants and service corridors where the frame is sound but the door is finished. Exterior doors move to 16-gauge galvannealed steel with polyurethane insulated cores, interior doors to prime-coat, and every leaf is prepped to match existing hinge reinforcement and strike locations so hardware transfers cleanly. New door sweeps, thermal thresholds and weatherstrip stop the drafts. We source Steelcraft and Ceco Door leaves and schedule swaps between shifts so production never stops. Install typically 7-10 business days from sign-off.

Includes: Galvanized or prime-coat | Insulated cores | New sweeps and thresholds | Swaps between shifts

Timeline: 7-10 biz days spec-to-install; crew of 2

A Meadowvale plant had three rusted steel doors letting winter drafts into the shipping office. Every frame checked out square, so we swapped in galvanized hollow metal leaves with new sweeps and thresholds between shifts. The drafts are gone.

Frames are behind a lot of door problems: jambs bent by forklifts, bases rusted through by salt, anchors pulled loose from drywall or masonry. We choose retrofit frames or full removal based on the wall type and rating, then rehang the existing door if it is sound or supply a new leaf. Welded masonry frames are grouted and anchored, knockdown drywall frames use proper jamb and base anchors, and strike reinforcement is set for the hardware. Rated frames keep their label. Written CAD spec within 2 business days, install typically 7-14 business days from sign-off.

Includes: Retrofit or full frame | Masonry or drywall walls | Rated frames where needed | Door rehang or new leaf

Timeline: 7-14 biz days spec-to-install; crew of 2

An Etobicoke industrial unit had a frame bent so badly by a forklift that the door would not latch. We cut it out, set a new welded hollow metal frame and hung a new door, and the opening is square again.

Broken, cracked or non-compliant glass doors and door lites replaced with the right safety glass for the opening. We explain tempered versus laminated in plain terms, confirm CAN/CGSB-12.1 safety glazing at doors and sidelites, and check the etch label on every lite. Low-E sealed IGUs go where insulation matters. Glazing stops, gaskets and continuous hinges are replaced where they have failed, and glass lead times are quoted honestly up front. We coordinate insurance paperwork and direct-bill major commercial property insurance claims. Glass lead time plus a one-day install.

Includes: Tempered, laminated or Low-E | CAN/CGSB-12.1 safety glazing | Lead time quoted up front | Insurance paperwork

Timeline: Glass lead time + 1-day install; crew of 2

A Financial District office PM had a cracked lobby glass door. We replaced it with laminated safety glass, explained why laminated suited a busy lobby better than tempered, and the replacement arrived exactly on the lead time we quoted.

Labelled fire-rated assemblies installed to NFPA 80 and tested to CAN/ULC-S104 and UL 10C positive pressure: rated door, labelled frame, rated closer, positive latching and any rated ceramic glass or intumescent gasket. Clearances are held to the 1/8-inch tolerance at the head and jambs, steel astragals go on rated pairs, and every opening is photographed with its labels for the Ontario Fire Code inspector. We also clear fire inspection deficiency orders, separating doors that can be corrected from assemblies that must be replaced under OBC Part 3. Written CAD spec within 2 business days.

Includes: Labelled doors and frames | Rated closers and latching | Gap and latch check per opening | Photo and label records

Timeline: 10-14 biz days spec-to-install; crew of 2-3

A Richmond Hill condo board had twelve stair and corridor doors on a fire inspection order. We separated correctable doors from replacements, installed 90-minute labelled assemblies on the stair shafts, documented every label, and the order was closed at re-inspection.

Exit door and exit device replaced together so the opening meets OBC egress and the Ontario Fire Code. Panic hardware is sized to the occupant load, rated doors get fire exit hardware such as Von Duprin 98/99 rim or surface vertical rod devices, and exit signage and clear widths are checked. Work is phased with same-day hangs so at least one exit per floor is open at all times, which matters in schools, offices and restaurants that cannot close. The written scope lists hardware and egress details ahead of the inspection sign-off visit. Install typically 7-14 business days from sign-off.

Includes: Door + exit device package | Fire exit hardware on rated doors | Same-day hang, phased | Scope ready for sign-off

Timeline: 7-14 biz days spec-to-install; crew of 2

A private school in Agincourt needed four exit doors replaced during March break while staff were still on site. We phased the work so one exit per floor was always open, and fire department sign-off was quick because the scope already listed every device.

Hardware & Access Control 5 services

Exit devices retrofitted onto existing steel, aluminum and rated doors: Von Duprin 98/99, Adams Rite 8800 and Hager 4500 series in rim, surface vertical rod, concealed vertical rod or mortise configurations. We match the device to the door construction, stile width and rating, so rated doors get fire exit hardware with no dogging and unrated doors can have hex-key dogging for business hours. Lever trim, cylinder functions and strike reinforcement are listed per door, and every device is fit and latch tested before we leave. Install typically 5-10 business days from sign-off.

Includes: Rim, rod or mortise devices | Fire exit hardware on rated doors | Trim and dogging options | Fit and latch tested

Timeline: 5-10 biz days spec-to-install; crew of 1-2

A Woodbridge manufacturing plant needed exit devices on three existing steel doors. We checked each door for reinforcement, fitted Von Duprin rim devices with matched trim, and the inspector had no notes on the follow-up visit.

Commercial closers from Dorma, LCN and Norton installed or replaced and sized to the actual door weight and wind exposure. We choose the arm for the door and frame, regular, parallel or hold-open, and set sweep speed, latch speed and backcheck so lobby doors stop slamming in summer and still latch against winter stack pressure. LCN 4040XP, Dorma 8900 and Norton 7500 surface closers are typical, with concealed overhead closers on aluminum entrances and all-weather fluid on exterior doors. Rated doors get rated closers. Install typically 3-7 business days from sign-off.

Includes: Sized to door weight | Regular, parallel or hold-open arm | Backcheck and latch speed set | Rated closers for fire doors

Timeline: 3-7 biz days spec-to-install; crew of 1

A Mississauga office PM was getting complaints about slamming lobby doors and corridor doors that would not latch on windy days. We fitted LCN closers sized to each door and set backcheck and latch speed, and the complaints stopped.

Hardware schedules built first, then installed: Rockwood, Trimco and Ives push/pull handles and plates, Schlage L9000 and Yale mortise locksets or cylindrical lever locks, 12/24VDC electric strikes and 1200lb mag-locks, all keyed to the building plan with matching satin stainless US32D or other finishes across every door. We check frame preps and door reinforcement before ordering so strikes line up and locks fit without field drilling. Most brands are sourced within 7 business days. Written CAD spec in 2 business days, install typically 5-10 business days from sign-off.

Includes: Hardware schedule first | Grade 1 locks and pulls | Electric strikes and mag-locks | Most brands sourced in 7 biz days

Timeline: 5-10 biz days spec-to-install; crew of 1-2

A Financial District law office wanted matching hardware across its suite. We built a hardware schedule first, sourced lever sets, two electric strikes and reception pulls in a week, and installed over a weekend with a keying chart for building security.

Credential access on commercial doors using Kantech readers and keypads with FOB credentials, with the door side handled end to end. Each door gets the right locking for its frame: an electromagnetic lock or a fail-secure electric strike, plus a request-to-exit sensor, a door position switch, a power supply and fire alarm release where the door is in a path of egress. A keyed bypass is included for power loss. The written spec includes a fail-safe and fail-secure schedule for every door, so building management and the fire inspector know exactly how each one behaves. Install typically 7-14 business days from sign-off.

Includes: Kantech readers and keypads | Mag-lock or strike per door | Request-to-exit and alarm release | Fail-safe / fail-secure schedule

Timeline: 7-14 biz days spec-to-install; crew of 2

A King West coworking operator added FOB access to eleven doors across two floors. We matched mag-locks or strikes to each frame, added request-to-exit and alarm release, and members switched over on a Monday with no lockouts.

See access control options

Barrier-free door operators retrofitted on existing public entrances to the AODA Design of Public Spaces standards and OBC 3.8 barrier-free rules. Low-energy operators such as the Norton 5700 and LCN 9500 are mounted on sound doors, and push plate or bollard-mounted actuators go on both sides at reachable heights with clear approach space along the accessible path of travel. Opening force is tested and recorded before handover, so the entrance is ready for accessibility review. Clinics, community centres, churches, offices and plazas. Install typically 7-14 business days from sign-off.

Includes: Operator + push buttons both sides | Actuator height and clearance | Opening force tested | Review-ready documentation

Timeline: 7-14 biz days spec-to-install; crew of 2

A Bathurst Manor community clinic needed an operator with push buttons on both sides. We measured approach clearances, mounted bollard actuators at the right heights, tested opening force, and the accessibility review passed on the first visit.

Spec First, Then Steel

Most door contractors quote from the sidewalk and order from the truck. We work the other way around. Every job starts with a measured site visit and ends, two business days later, with a written CAD spec: each opening by number, size, handing, door, frame, hardware set, rating and a price range. Nothing is ordered until you sign it.

That spec is built on Division 8 discipline. Our hardware specialist is DHI-certified, our compliance coordinator is NFPA 80 and AODA trained, and our install crew carries 15+ years of GTA commercial work. Brands are chosen for the door, not the margin: Dorma, LCN and Von Duprin on hardware, Kawneer, YKK AP and Vistawall on aluminum, Kantech on access control.

We stay commercial-only. Install, replacement, hardware and access control are scheduled work; emergency board-up is the one fast-response service. Repair calls and residential work go to partners. That focus is why property managers, general contractors and owners across the 416 and 905 trust us with the openings inspectors actually check.

Commercial Door Products Toronto | Steel, Storefront, Aluminum, Automatic, Fire-Rated, Access & Hardware

Buyers usually arrive with a product in mind: a steel door for the loading dock, a storefront for a new unit, an automatic opener for a clinic. The product decision matters, but the spec decision matters more. The same aluminum entrance can be a ten-year door or a two-year headache depending on the stile, the hinge and the hardware it carries.

Our product lines follow Division 8. Hollow metal doors and frames (08 11 00) are 16 or 18 gauge with the core chosen for insulation or impact. Aluminum entrances and storefronts (08 41 13) come from Kawneer, YKK AP, Vistawall and Oldcastle with safety glazing to CAN/CGSB-12.1. Hardware (08 71 00) is ANSI/BHMA Grade 1 from Dorma, LCN, Von Duprin, Adams Rite, Hager, Yale, Schlage and Norton.

Fire-rated assemblies are labelled to NFPA 80 and CAN/ULC-S104 at 45, 60 or 90 minutes. Automatic openers from Dorma, Besam, Stanley and Record are spec'd as low-energy or full-energy to the ANSI standards, and access control runs on Kantech readers with mag-locks or electric strikes matched to the frame.

Most hardware lines are sourced within 7 business days. Aluminum and rated assemblies follow the manufacturer lead time, which goes into your written spec before you sign. Pick a product below to see the specs we work to and the service that installs it.

What Property Managers and Facility Teams Report

Three anchor reviews from recent GTA projects.

"Spec'd 14 operators across our bank retrofit. CAD day 3, install day 18. No callbacks."
Priya S. Bank facilities PM | King West, Toronto Automatic Door Operators
"AODA push-force passed first walkthrough. Inspector signed on spot."
Marcus O. Facility ops | Yonge and Sheppard, North York Aluminum Entrances
"Multi-door rollout, 2 sites, 1 invoice, written warranty every leaf."
Elena K. Distribution ops | Concord, Vaughan Hollow Metal Doors

Representative client feedback; renter replaces with verified reviews at lease.

"We brought them in for the Division 8 package on a three-storey office build in Liberty Village: hollow metal frames, 22 door leaves, hardware sets and two rated stair doors. The CAD submittal was clean, the hardware schedule matched the architect's spec, and their crew coordinated with our drywall trade so frames were set before boarding. Zero deficiencies on the door scope at occupancy."
Daniel F. | General contractor, Liberty Village
"Our condo received a fire inspection order listing twelve stairwell and corridor doors with missing labels, failed closers and gaps outside tolerance. The team reviewed the order, checked each opening against NFPA 80, and sent a written scope separating doors that could be corrected from assemblies that had to be replaced. They installed new 90-minute labelled doors and frames on the stair shafts and new closers and latching hardware elsewhere. Every opening was documented with photos and label details for re-inspection, and the order was closed."
Andrew P. | Condo property manager, Yonge and Major Mackenzie
"Our storefront door panel was replaced without touching the frame. Measure to swap took about two weeks, and the swap itself was done before we opened."
Julia P. | Cafe owner, Leslieville

Commercial Door Installation FAQs

Straight answers on scope, price, timing, codes and payment.

Do you service residential or garage doors?

Primary focus is commercial storefront, office, warehouse, condo entrance, fire-rated and hardware. Residential, window and garage work is referred through our partner network. Call to discuss scope. Keeping the work commercial-only is what lets us carry hollow metal, aluminum entrance and rated assembly experience across every crew, keep Division 8 hardware lines on short lead times, and write specs that hold up to a building inspector, a fire inspector or an architect's submittal review. If your project mixes residential suites with commercial common areas, such as a condo lobby, amenity doors or a parking garage man-door, we take the commercial openings and point you to a partner for the in-suite work.

What is a Division 8 scope and do you handle it on new builds?

Division 8 is the openings section of a construction spec: doors, frames, storefronts, glazing and hardware. Yes, we price and install Division 8 door scope on new builds and major renovations, working from the architect's hardware schedule or building one with you. On a typical package that means 08 11 00 hollow metal doors and frames, 08 41 13 aluminum entrances and storefronts, and 08 71 00 door hardware. We check door handing, frame depths, undercuts, closer arms and fire labels against the drawings before anything is ordered, then submit a written CAD spec within 2 business days of site measure. General contractors tell us the biggest win is a single trade owning the opening from frame anchor to keyed lockset, so there is no finger-pointing at occupancy.

Can you spec and install AODA barrier-free automatic operators for a public entrance?

Yes. We spec the operator, place push-button actuators for approach and clearance, and test opening force before handover so the entrance is ready for accessibility review under the AODA Design of Public Spaces standards. The site measure checks door weight, hinge type, header depth and power availability, because those decide whether a low-energy operator such as an LCN 9500 or Norton 5700 will do the job or whether the entrance needs a heavier unit. Actuators go on both sides at reachable heights with clear approach space, and the written spec notes which items fall under OBC 3.8 barrier-free rules. Clients report that entrances we spec this way typically pass the first walkthrough.

What hardware brands do you stock or source within 7 business days?

Most common commercial lines are sourced within 7 business days: Dorma, LCN, Von Duprin, Adams Rite, Hager, Yale, Norton, Schlage, Kantech, Rockwood, Trimco and Ives. Aluminum entrances from Kawneer, YKK AP and Vistawall follow fabrication lead times listed in your spec. Fire-rated doors and frames follow the manufacturer's labelled lead time, and special finishes such as dark bronze or satin brass can add time, so we state that in writing before you sign. If a matching brand is already on site, we try to stay on the same line so keying, finishes and service parts stay consistent across the building.

How fast is a written CAD spec after site measure?

Within 2 business days. The first site measure is $0, and nothing is ordered until you sign off the written spec. The spec lists every opening with its size, handing, door and frame type, hardware set, rating where it applies, and a price range per opening. Property managers use it for capital approval, general contractors drop it into submittals, and owners use it to compare apples to apples. If something changes on site, the spec is updated in writing, so the number you approve is the number you are working from.

How much does commercial door installation cost in Toronto?

Most commercial door installs run $1,500-$12,000 per opening depending on door type, hardware, rating and glazing. Every service shows its own range, and a technician confirms specs and price at your free on-site measure. As a guide, hollow metal doors and frames typically run $1,800-$5,800 per opening, aluminum entrances $4,200-$11,000, fire-rated assemblies $2,500-$7,000 and automatic operators $4,500-$12,000. Hardware-only work such as closers or push bars sits lower, from $450-$2,400 per door.

How long does installation take after we approve the spec?

Typically 7-14 business days from sign-off. Custom aluminum, rated assemblies and special glazing can add fabrication time, which we state in the spec. Hardware-only jobs such as closers are often 3-7 business days.

Are your fire-rated door installations NFPA 80 compliant?

Yes. Our crew is NFPA 80 trained, installs labelled assemblies to NFPA 80 and CAN/ULC-S104, and records labels, gaps and latching for each opening so you have documentation for inspection.

Can you bill our insurance after a break-in or damage?

Yes. We direct-bill major commercial property insurance claims and provide damage photos and a written install plan for the adjuster.

Do you handle multi-location or multi-door rollouts?

Yes. Retail chains and portfolio managers get one standardized hardware spec, a phased schedule across sites and one invoice, with a written warranty on every leaf.

What are your payment terms?

A 30% deposit applies to jobs over $2,500, and approved property management accounts get NET-15. We accept e-Transfer, cheque, Visa and Mastercard.

Do you work after hours?

Emergency board-up is available after hours on the same line, (647) 503-6684. Scheduled installs and swaps in occupied buildings are often booked evenings or weekends so entrances stay open; front office hours are 8am-6pm Monday to Friday.

How do you handle OBC Part 3 fire separations on a door scope?

We read the fire separation ratings off the drawings or the existing frame labels, then spec labelled doors, frames, closers and latching to match. Rated openings are flagged in the written spec so nobody swaps in non-rated hardware later.

Which areas do you serve?

We serve a 50km radius from Toronto centre, including Mississauga, Vaughan, Markham, Brampton, Richmond Hill, Oakville, Scarborough, Etobicoke, North York and Newmarket, plus Pickering, Ajax, Whitby, Oshawa, Burlington, Milton and more.
