What Goes Wrong When Commercial Doors Wear Out?
Worn doors generate work orders. A door that drags gets propped. A door that will not latch gets reported by security every night. A door with a failed sweep lets winter in and raises the heating bill on the tenant side. Each one gets a quick fix, the quick fixes stack up, and eventually the property manager is paying a locksmith monthly to keep doors working that should have been replaced two budget cycles ago.
The other problem is piecemeal replacement. When doors are replaced one at a time by whoever answers the call, hardware stops matching, keying gets messy and no two doors in a corridor close the same way.
What Is Included in Commercial Door Replacement?
Commercial door replacement is a like-for-like or upgrade swap of an existing door. The opening already exists, so the job is about what stays and what goes.
The written CAD spec lists, per opening:
- Door size, handing and type (hollow metal, aluminum or wood)
- Frame condition: reuse or replace, with the reason
- Hardware: transfer, upgrade or new, to ANSI/BHMA Grade 1
- Weatherstrip, sweep and threshold on exterior doors
- Phase number and target date
- Price range

Types of Door Replacement We Handle
Like-for-like swaps
Same size, same type, same handing, existing frame reused. The fastest and most economical option.
Upgrade replacements
Same opening, better door: insulated instead of uninsulated, galvanized instead of prime-coat, wider stile for an exit device.
Portfolio programs
Many doors across several buildings on one spec, phased by budget and priority. Typical for property managers along the 401 and 404 office corridors. See how we phased a 14-branch and two-warehouse door rollout on one spec and one invoice.
Damage replacements
After break-ins, vehicle strikes or weather damage, often with insurance direct-billing and an emergency board-up first.
How Much Does Commercial Door Replacement Cost in Toronto?
| Scope | Typical range per opening | Main cost drivers |
|---|---|---|
| Interior door swap, frame reused | $1,500-$2,500 | Door type, hardware transfer |
| Exterior steel swap, new sweep and threshold | $2,200-$3,800 | Core, finish, weatherstrip |
| Door plus new frame and hardware | $3,500-$5,500 | Wall type, exit device, rating |
When Should You Replace Instead of Repair?
- The door has been adjusted repeatedly and still drags or will not latch
- The bottom rail or skin is rusted through
- The door is the wrong type for its use (uninsulated on heated space, light gauge in a loading area)
- Hardware upgrades need reinforcement the old door does not have
- You are standardizing doors and keying across the building
We do not do repair calls; as a commercial door contractor in Toronto, we focus on installation and replacement. If a door needs replacing, we spec and install the replacement properly.
Replacement vs Full New Opening
If the frame is sound, a replacement saves wall work, finishing and time. If the frame is bent, loose or rusted at the base, the new door will not perform, and the spec will say so.
Codes and Standards
Replacements on rated openings use labelled doors and keep the frame label valid, exits keep their egress hardware, and public entrances keep AODA clearances. Hardware is ANSI/BHMA Grade 1.
