The Challenge
A general contractor on a three-storey Liberty Village office build needed a single trade to own the Division 8 door package, including two rated stair doors, without slowing the drywall schedule.
Scope
- 22 door leaves, hollow metal frames
- 2 labelled stair door assemblies with rated closers
- Hardware sets keyed to the building plan
- Close-out binder with labels, keying and warranty
Our Approach
We reviewed the architect hardware schedule against the drawings and flagged two handing conflicts and one undercut issue before submittals. The CAD submittal listed every frame, leaf, hardware set and label.
Frames were set and anchored before boarding so the drywall trade never waited. Doors and hardware went in at finish stage, and rated openings were checked for gaps and latching.
Outcome
The door scope closed with zero deficiencies at occupancy. The GC reported the CAD submittal matched the architect spec and the frames never held up another trade.
"We brought them in for the Division 8 package on a three-storey office build in Liberty Village: hollow metal frames, 22 door leaves, hardware sets and two rated stair doors. The CAD submittal was clean, the hardware schedule matched the architect's spec, and their crew coordinated with our drywall trade so frames were set before boarding. Zero deficiencies on the door scope at occupancy."
