## What Goes Wrong With Fire-Rated Doors?

Fire doors fail inspection for ordinary reasons. Labels get painted over. Gaps grow as hinges wear. A closer is removed because the door was hard to open, or a hold-open device is added that does not release on alarm. Someone drills a hole for a new lock and voids the label. In condos and older office buildings, these small changes add up until the fire inspector issues an order listing a dozen openings with a deadline. Our

NFPA 80 fire door inspection checklist

[/blog/nfpa-80-fire-rated-door-inspection/ →](/blog/nfpa-80-fire-rated-door-inspection/)

covers the checks to run before that happens.

Fire doors are assemblies. The door, frame, hinges, closer, latch and any glass are tested together. Change one piece with the wrong part and the opening is no longer rated.

## Types of Fire-Rated Openings We Install

### Stairwell doors

Usually 60 or 90-minute assemblies with fire exit hardware, closers and positive latching.

### Corridor doors

Rated corridor doors in condos, offices and schools, often in pairs with astragals and magnetic hold-opens tied to the alarm.

### Service and electrical room doors

Rated doors on electrical, mechanical and storage rooms, often with locksets and signage.

### Order corrections

New closers, latches, hinges, labels or gap fixes on existing assemblies where replacement is not needed.

## How Much Does a Fire-Rated Door Cost in Toronto?

| Scope | Typical range | Main cost drivers |
| --- | --- | --- |
| Correction (closer, latch, hinges) | Below range, quoted per item | Parts and labour |
| 60-min single door in existing labelled frame | $2,500-$4,000 | Hardware set |
| 90-min stair assembly, new frame, exit device | $4,500-$7,000 | Frame, device, glazing |

## When Do You Need Fire-Rated Door Work?

- A fire inspection order lists door deficiencies
- New construction or a renovation creates or changes fire separations
- Labels are missing or painted over
- Doors do not close and latch on their own
- Hardware has been changed without rated parts

## Correct or Replace?

Many listed doors can be corrected with a new closer, latch or hinge set. Assemblies with damaged labels, oversized gaps or unapproved modifications usually need replacing. Our scope separates the two so you only pay for what the order requires.

## Codes and Standards

NFPA 80, CAN/ULC-S104, UL 10C positive pressure, OBC Part 3 fire separations and the Ontario Fire Code. Our crew is NFPA 80 trained.

## What Clients Report About Our Fire-Rated Doors

> "Two 60-minute rated doors installed at our electrical rooms. Labels, gaps and latching were checked and documented before the crew left site."

Brian O. Office PM | Airport Corporate Centre, Mississauga Fire-Rated Doors

> "Spec'd 14 operators across our bank retrofit. CAD day 3, install day 18. No callbacks."

Priya S. Bank facilities PM | King West, Toronto Automatic Door Operators

> "Our condo received a fire inspection order listing twelve stairwell and corridor doors with missing labels, failed closers and gaps outside tolerance. The team reviewed the order, checked each opening against NFPA 80, and sent a written scope separating doors that could be corrected from assemblies that had to be replaced. They installed new 90-minute labelled doors and frames on the stair shafts and new closers and latching hardware elsewhere. Every opening was documented with photos and label details for re-inspection, and the order was closed."

FAQ

## Fire-Rated Door Installation FAQs

Straight answers on price, timing, codes and scope. Prices are ranges; a technician confirms specs and price at your free on-site measure.

How much does a fire-rated door installation cost in Toronto?

Most labelled fire-rated assemblies run $2,500-$7,000 each. A 45 or 60-minute single hollow metal door replaced into an existing labelled frame with a rated closer sits near the low end. A new 90-minute stair assembly with a labelled frame, fire exit hardware and a rated vision lite sits near the top. Pairs with astragals, oversize doors and electrified hardware add to the range. When clearing an order, some openings only need corrections such as a new closer or latch, which costs much less. A technician confirms specs and price at your free on-site measure.

Are your installations NFPA 80 compliant?

Yes. Our crew is NFPA 80 trained and installs labelled assemblies to NFPA 80 and CAN/ULC-S104, recording labels, clearances and latching for each opening.

What does NFPA 80 check on a fire door?

Visible labels on door and frame, clearances within tolerance (typically 1/8 inch at head and jambs), a working closer that fully closes the door, positive latching, no unapproved holes or hardware, and rated glazing where glass is present.

Can you help clear a fire inspection order?

Yes. We review the order, check each listed opening, and give you a written scope that separates corrections from replacements, with a schedule built around the deadline. Records are prepared for the re-inspection.

What ratings do you install?

Mostly 45, 60 and 90-minute assemblies for corridors, stairs, electrical rooms and service rooms. The rating comes from the fire separation in OBC Part 3 or the existing frame label.

Can a fire door have glass?

Yes, with rated ceramic or other listed fire-rated glazing in a rated frame kit, within the size limits for the rating.

Can you add hardware to an existing fire door?

Only rated hardware installed within the label requirements. Field-drilling unapproved holes can void a label. Our push bar and closer services follow the same rules.

Do you document the installation?

Yes. Every opening gets photos of the door and frame labels, clearance readings and latching checks, compiled for your file and the inspector.

Do you install fire doors in Mississauga?

Yes. An Airport Corporate Centre office recently had two 60-minute electrical room doors installed with labels, gaps and latching documented before the crew left.

How long does it take?

Typically 10-14 business days from sign-off, depending on the manufacturer lead time for labelled assemblies.
