## What Goes Wrong With Commercial Door Installation?

Most door problems on a new build are baked in before the first frame arrives. A hardware schedule written early in design does not always survive drawing revisions. Door handing changes when a corridor is flipped. A floor finish gets thicker and the undercut no longer works. A closer is scheduled on the push side of a rated stair door, where it cannot be mounted without voiding the label. Nobody notices until the frame is welded into masonry and the leaf will not swing the way the room needs it to.

Split trades make it worse. When one company sets frames, another hangs doors and a locksmith shows up later with hardware, every gap between them becomes a deficiency. Strikes do not line up with frame preps. Exit devices arrive for a door that was ordered without reinforcement. Each fix is small, but at occupancy there might be thirty of them.

Our approach as a

commercial door contractor in Toronto

[/ →](/)

is to own the opening from anchor to keyed lockset, and to catch those conflicts on paper first. The written CAD spec is where problems get solved, not the jobsite.

## What Is Included in Commercial Door Installation?

A commercial door installation is a complete opening: frame, leaf and hardware set, delivered to the Division 8 spec and handed over with documentation. For general contractors that means one trade covering MasterFormat 08 11 00 metal doors and frames, 08 41 13 aluminum entrances where they appear in the schedule, and 08 71 00 door hardware (our

Division 8 scope guide for Toronto projects

[/blog/division-8-scope-guide-toronto/ →](/blog/division-8-scope-guide-toronto/)

lists the gaps to check at tender). For property managers running a tenant fit-out, it means the suite doors, corridor doors and any rated openings arrive as one priced package instead of three quotes.

![Installer anchoring a knockdown steel door frame to steel studs before drywall on a Toronto commercial build](https://placehold.co/1200x750/12151A/f8fafc?text=Installer+anchoring+knockdown+steel+door+frame+to+steel+studs+before+drywall+on+Toronto+commercial+build)

Every job starts with a review of the door schedule and hardware schedule against the drawings and wall types. We check door handing, frame depth against wall thickness, undercut against the floor finish, and whether each opening is rated under OBC Part 3. Then we measure on site, because what was built is what the frames have to fit. Within 2 business days you get a written CAD spec with each opening listed by number, size, handing, door type, frame type, hardware set, label and a price range.

Typical package contents:

- Hollow metal frames: knockdown for steel stud walls, welded for masonry, with anchors to suit the wall
- Door leaves: hollow metal, aluminum or wood, sized and prepped to the hardware set
- Hardware sets: hinges, locks or exit devices, closers, stops, seals and silencers on ANSI/BHMA Grade 1 lines
- Rated openings: labelled doors and frames with rated hardware where the drawings show a fire separation
- Closeout: keying chart, hardware cut sheets, label record and a written warranty on every leaf

## Types of Commercial Door Openings We Install

### Office suite and corridor doors

Hollow metal or wood leaves in knockdown frames, with lever locksets, closers on corridor sides and stops matched to the room layout. On tower fit-outs we standardize hardware across floors so the landlord can key and service one system.

### Stair and service room doors

Labelled 60 or 90-minute assemblies with rated closers, positive latching and fire exit hardware where the stair is an exit. These get photographed with their labels so the fire inspector sees proof, not promises.

### Back-of-house and exterior steel doors

Galvanized hollow metal with insulated cores for loading areas, garbage rooms and exterior man-doors, often with exit devices and weatherstrip. Our hollow metal door installation service covers these in more detail.

### Aluminum entrances and vestibules

Main entrance pairs, vestibule doors and storefront entrances, usually with continuous hinges or offset pivots, exit devices and sometimes an operator. These often overlap with our storefront system and aluminum entrance services.

## How Much Does Commercial Door Installation Cost in Toronto?

Most new openings run $1,800-$6,500 each. The range depends on five things: door material, frame type, hardware set, rating and glazing.

| Opening type | Typical range per opening | What drives the price |
| --- | --- | --- |
| Hollow metal door, knockdown frame, lever set | $1,800-$3,200 | Gauge, core, lock function |
| Rated stair door, labelled frame, exit device | $2,800-$5,000 | Rating, exit device type, closer |
| Office suite door with electric strike | $2,600-$4,800 | Strike type, power, access control tie-in |
| Aluminum entrance leaf with exit device | $4,200-$6,500 | Stile width, hinge type, finish |

Volume helps. A 22-opening Division 8 package usually prices lower per opening than a single door because measuring, hardware ordering and crew mobilization are shared. Electrified hardware, special finishes such as dark bronze, and oversize doors push the number up. The written CAD spec shows every line, so there are no verbal estimates and no surprises when parts arrive.

## When Do You Need a Commercial Door Installer?

- New construction: any project with a Division 8 section in the spec book
- Tenant fit-outs: new suite layouts, demising walls, new corridor doors
- Major renovations: walls moving, rated separations changing, entrances being rebuilt
- Change of use: a warehouse becoming office space or a retail unit becoming a clinic, where ratings and accessibility rules change

If the frame is staying and only the leaf is worn, our commercial door replacement service is usually faster and cheaper.

## Full Package vs Split Trades

Some general contractors split doors, frames and hardware across three subs to chase the lowest price on each. On paper it looks cheaper. In practice the coordination cost lands on the site super, and the deficiency list at occupancy is longer. One trade owning the opening means one person answers for whether the strike lines up with the frame prep, whether the closer fits the stop, and whether the label survived installation. Daniel F., a general contractor on our Liberty Village project, put it simply: zero deficiencies on the door scope at occupancy.

## Codes and Standards on Every Install

Every opening is checked against OBC Part 3 for fire separations, against the AODA Design of Public Spaces standards where it serves the public, and against NFPA 80 where it is rated. Hardware meets ANSI/BHMA Grade 1 for commercial traffic, and frames follow Steel Door Institute guidance for anchors and reinforcement. Our crew is NFPA 80 and AODA trained, WSIB registered and fully insured.

What Makes Us Different

## Why Choose Commercial Door Toronto for Door Installation?

### One trade owns the opening

Frame, leaf and hardware from one crew, so there is no gap between the frame installer and the locksmith.

### Conflicts caught on paper

Handing, undercut and closer arm conflicts are flagged in the spec, not discovered on a ladder.

### Frames never hold up drywall

We schedule frame setting to the GC sequence so boarding is never waiting on the door trade.

FAQ

## Commercial Door Installation FAQs

Straight answers on price, timing, codes and scope. Prices are ranges; a technician confirms specs and price at your free on-site measure.

What does commercial door installation include?

A complete opening: the frame (hollow metal or aluminum), the door leaf, and the hardware set (hinges or pivots, lock or exit device, closer, stops, seals and any electrified items). On new builds we work from the architect's Division 8 schedule, check it against the drawings, and submit a written CAD spec before anything is ordered. Rated openings get labelled doors and frames with rated hardware, and every opening is operation-checked at closeout. The scope ends with a keying chart, a label record for rated doors and a written warranty on every leaf, which is what most general contractors and property managers need to close the door section of the project.

How much does commercial door installation cost in Toronto?

Most new commercial openings run $1,800-$6,500 each. A single hollow metal door in a knockdown frame with a basic lever set sits near the low end. A rated stair door with a labelled frame, exit device and closer sits in the middle. An aluminum entrance with continuous hinge, exit device and electrified strike sits near the top. Glazing, special finishes, oversize doors and electrified hardware all push the number up. The written CAD spec shows a price range per opening so you can see exactly where the money goes, and a technician confirms specs and price at your free on-site measure.

Do you handle Division 8 scope on new builds?

Yes. Division 8 is the openings section of the construction spec. We price and install 08 11 00 metal doors and frames, 08 41 13 aluminum entrances and storefronts, and 08 71 00 door hardware. We work from the architect's hardware schedule or build one with you, and the CAD submittal lists every frame, leaf, hardware set and label so the consultant can review it in one pass.

How long does installation take from approval?

Typically 7-14 business days from spec sign-off for standard hollow metal and hardware. Custom aluminum, rated assemblies and special glazing follow the manufacturer lead time, which we state in the written spec before you sign. On new builds, frames can often be set early while leaves and hardware follow at finish stage, so the door trade fits the GC schedule instead of driving it.

When should frames be installed on a new build?

Before drywall boarding. Knockdown frames in steel stud walls and welded frames in masonry both need to be set, plumbed and anchored before the wall is closed. We coordinate with the drywall and masonry trades so frames are ready when they are needed.

Can you work from our architect's hardware schedule?

Yes. We review it line by line against the drawings and flag issues such as wrong handing, closers on the wrong side of a rated door, missing stops or undercuts that clash with floor finishes. If the project has no schedule yet, our hardware specialist builds one with you.

Do you install fire-rated doors as part of the package?

Yes. Stair, corridor and service room openings get labelled NFPA 80 assemblies with rated closers and latching, recorded with photos for the fire inspector. See our fire-rated door installation service for detail.

What hardware brands do you use?

Common lines include Von Duprin, LCN, Dorma, Schlage, Yale, Hager, Ives, Rockwood and Trimco. Most are sourced within 7 business days. If the building already has a standard, we match it.

Do you work in occupied buildings during fit-outs?

Yes. Tenant fit-out doors are often installed evenings or weekends, and openings are secured at the end of every shift.

Do you install commercial doors in Mississauga, Vaughan and Markham?

Yes. We install across a 50km radius from Toronto centre, including Mississauga, Vaughan, Markham, Brampton, Richmond Hill, Oakville and Newmarket. Recent work includes a VMC office tower fit-out in Vaughan with eight suite doors installed in nine business days from sign-off.

Is there a warranty on new installations?

Yes. Every leaf and hardware set comes with a written warranty, and hardware carries the manufacturer warranty on top of ours.

Do you do residential door installs?

No. We focus on commercial openings. Residential, window and garage work is referred through our partner network.
