## What Goes Wrong With Access Control on Commercial Doors?

Most access control complaints are door problems, not software problems. A reader works fine but the mag-lock is mounted on a frame that flexes, so the door does not hold. An electric strike is installed in a frame that was never prepped, so the latch binds and the door will not release. A mag-lock goes on an egress door without fire alarm release or a request-to-exit device, which is both a safety issue and an inspection failure. And when nobody documents which doors fail safe and which fail secure, a power outage becomes a guessing game.

## What Is Included in Access Control Installation?

## Types of Access Control Doors

### Perimeter entrances

Main and side entrances with readers or keypads, often with automatic operators.

### Suite and tenant doors

Office, coworking and clinic suites with FOB access and scheduled unlock times.

### Back-of-house and service doors

Staff-only doors, IT rooms and storage, usually fail-secure strikes.

### Glass doors

Frameless and aluminum glass doors, usually with mag-locks and careful mounting.

## How Much Does Access Control Cost?

| Scope | Typical range per door | Main cost drivers |
| --- | --- | --- |
| Keypad and electric strike on existing system | $1,500-$2,800 | Strike prep, cabling |
| FOB reader, mag-lock, REX, DPS | $2,800-$4,800 | Power, alarm release |
| Glass door with full package and controller | $4,500-$6,500 | Mounting, controller, programming |

## When Do You Need Access Control?

- Keys are lost, copied or impossible to track
- A coworking, clinic or multi-tenant space needs scheduled access
- Insurance or security policy calls for audit trails
- An office refresh is standardizing entry across floors

## Access Control vs Hardware Only

If you just need locks and keys,

commercial door hardware installation

[/commercial-door-hardware-installation/ →](/commercial-door-hardware-installation/)

is the simpler choice. If you need credentials, schedules and audit, access control is the right scope.

## Codes and Standards

Egress doors keep free egress with request-to-exit and fire alarm release under the OBC and Ontario Fire Code. Rated doors use listed electrified hardware within the label.

FAQ

## Commercial Access Control Installation FAQs

Straight answers on price, timing, codes and scope. Prices are ranges; a technician confirms specs and price at your free on-site measure.

How much does commercial access control installation cost in Toronto?

Most access control installs run $1,500-$6,500 per door. A single keypad with an electric strike on a sound frame, tied into an existing system, sits at the low end. A FOB reader with a mag-lock, request-to-exit sensor, door position switch, power supply and fire alarm release on a glass door sits near the top. New controllers, long cable runs and multi-door programming add to the total. A technician confirms specs and price at your free on-site measure.

What is the difference between fail-safe and fail-secure?

A fail-safe lock unlocks when power is lost, typical for mag-locks on egress doors. A fail-secure lock stays locked when power is lost, typical for electric strikes on doors where free egress is still available by the lever or push bar. We list each door's behaviour in a written schedule.

Do mag-locks need fire alarm release?

On doors in a path of egress, yes. Our scopes include fire alarm release and a request-to-exit device so people can always get out.

Which system do you install?

Kantech readers, keypads and controllers are our standard, with FOB credentials. We can also install the door side for other systems.

Can access control work with automatic operators?

Yes. A valid credential can unlock and open a powered door. See automatic door operator installation.

Can you keep our existing doors?

Usually. We check each frame and door for strike prep or mag-lock mounting and include any prep in the spec.

How do you avoid lockouts on switchover day?

Credentials are loaded and tested before go-live, every door is tested for entry and exit, and a keyed bypass is in place.

Do you install access control in Oakville?

Yes. A Bronte office building recently had keypad and FOB entry installed on its side entrances, with fail-safe and fail-secure explained for each door.

How long does installation take?

Typically 7-14 business days from sign-off, depending on door count and cabling.
