## What Goes Wrong With Automatic Door Operators?

Most operator problems trace back to what was under the operator, not the operator itself. A heavy aluminum door hung on three butt hinges will sag once a motor starts cycling it hundreds of times a day. A narrow header leaves no room for the arm, so the installer mounts a surface unit at an angle that fights the closer. A frame without reinforcement cracks around the screws. Then the door drags, the operator strains, and the service calls begin.

The second problem is the wrong operator class. A full-energy operator without proper sensors on a busy entrance is a safety risk. A low-energy operator on a vestibule door facing Toronto winter stack pressure can stall halfway open. And actuators mounted where a wheelchair user cannot reach them defeat the point of the install.

That is why our operator work, like every opening we take on as a

commercial door contractor in Toronto

[/ →](/)

, starts with the door, hinges, frame and header, and why every opening gets a tested handover record.

## What Is Included in Automatic Door Operator Installation?

An operator installation is a complete powered entrance: the operator, its arm or track, actuators, sensors, power and the adjustments that make it safe. On new entrances we spec the operator with the door. On existing entrances we assess what is there and add any prep work to the spec.

![Technician adjusting an automatic door operator arm and control board with the header cover removed](https://placehold.co/1200x750/12151A/f8fafc?text=Technician+adjusting+automatic+door+operator+arm+and+control+board+with+header+cover+removed)

Each opening in the written CAD spec lists:

- Operator make and model, low-energy (A156.19) or full-energy (A156.10)
- Mounting: surface-applied header, concealed in the transom, push or pull side
- Actuators: push plates, wave-to-open sensors, bollard-mounted buttons, wireless options
- Safety sensors where the standard requires them
- Prep: continuous geared hinge, frame reinforcement, closer removal or change
- Power: circuit location, battery backup where specified, fire alarm or access tie-ins
- Opening force, speed and hold-open targets

## Types of Automatic Operators We Install

### Low-energy swing operators

The most common choice for offices, clinics, banks and public buildings. Units such as the Dorma ED900 in low-energy mode or the LCN Senior Swing open at controlled speed with limited force, activated by a push plate or touchless sensor.

### Full-energy swing operators

For heavy traffic where the door should open as people approach. These need presence and motion sensors on both sides of the swing, and we lay them out per the standard. Besam SW100 and Stanley units are common here.

### Paired and vestibule operators

Double doors and vestibules need synchronized timing so the inner door opens as the outer closes, which keeps cold air out. We set sequencing and delays for Toronto winters.

### Operators on rated doors

Where a powered door is also a fire door, the operator must be listed for that use and release to close and latch on alarm.

## How Much Does an Automatic Door Operator Cost in Toronto?

Most installs run $4,500-$12,000 per opening.

| Scope | Typical range | Main cost drivers |
| --- | --- | --- |
| Single low-energy operator, existing sound door | $4,500-$6,500 | Mounting type, actuators |
| Single operator with hinge upgrade and power run | $6,000-$8,500 | Continuous hinge, electrical |
| Pair or vestibule with sequencing | $8,500-$12,000 | Two operators, sensors, timing |
| Multi-door program (per opening) | Lower end of range | Shared measuring and mobilization |

The bank branch retrofit in King West ran 14 operators as one program, which brought the per-opening cost down. A single clinic door with frame reinforcement will sit higher per door.

## When Do You Need an Automatic Operator?

- A public entrance receives accessibility complaints or a barrier-free review
- Staff move carts, stretchers or deliveries through the door all day
- Heavy doors are hard to open against wind or stack pressure
- A renovation adds an accessible entrance or changes the lobby layout
- A building standard calls for powered entrances across a portfolio

## Swing Operator vs Automatic Slider

Swing operators fit existing door openings and frames, which keeps cost down and avoids rebuilding the entrance. Automatic sliders need a new header, track and breakout panels but move more people with less interaction. If you are rebuilding the storefront anyway or traffic is constant, a slider may be the better spend. Our automatic sliding door installation page compares the two in more detail.

## Codes and Standards

We install to ANSI/BHMA A156.19 and A156.10, place actuators to the AODA Design of Public Spaces standards and OBC 3.8 barrier-free rules where they apply, and coordinate fire alarm release on rated doors. Every opening gets a tested handover record.

Client Feedback

## What Clients Report About Our Automatic Operators

> "Rear service doors on our plaza were rusted through. They replaced both with prime-coat hollow metal and matched the existing hardware prep."

Fatima A. Plaza property manager | Wexford, Scarborough Steel Door Replacement

> "We had six main entrances across two buildings on our Highway 404 campus with no automatic operators and a growing list of accessibility requests from staff. The crew walked every opening, checked header depth and door weight, and sent a written CAD scope with Dorma and Besam options inside two business days. They flagged two frames that needed reinforcement before the operators went in, which nobody else had caught. Install ran over three weekends so the lobbies stayed open, and every operator was tested before sign-off."

FAQ

## Automatic Door Operator Installation FAQs

Straight answers on price, timing, codes and scope. Prices are ranges; a technician confirms specs and price at your free on-site measure.

How much does an automatic door operator cost in Toronto?

Most swing operator installs run $4,500-$12,000 per opening. A single low-energy operator on a sound aluminum door with push plates on both sides sits near the low end. A full-energy pair with presence sensors, frame reinforcement and a concealed header sits near the top. Power runs, battery backup and access control tie-ins add to the range. The written CAD spec lists the operator, actuators, sensors and electrical scope for each opening so you can approve the exact package, and a technician confirms specs and price at your free on-site measure.

What is the difference between low-energy and full-energy operators?

Low-energy operators, covered by ANSI/BHMA A156.19, open slowly with limited force and are usually activated by a push plate or wave sensor. They suit most public, office and clinic entrances. Full-energy operators, covered by A156.10, open faster and need safety sensors on both sides of the swing. They suit heavy-traffic entrances such as hospitals, transit-adjacent lobbies and busy retail. We recommend the class based on traffic, door size and who uses the entrance.

Which brands do you install?

Dorma (including ED900 and 8616 lines), Besam SW100, Stanley Access Technologies, Record and LCN Senior Swing. We choose by door weight, header space, traffic and parts support, not by brand loyalty.

Can an operator go on our existing door?

Often yes, if the door, frame and hinges are sound. We check the frame for reinforcement, confirm the hinges or pivots can handle powered cycles, and measure the header. Weak frames, butt hinges on heavy doors or failing pivots go into the spec as prep items so they are approved before install. Continuous geared hinges are a common upgrade.

Do automatic operators need a dedicated electrical circuit?

Most need 120V power near the header. We coordinate the power run with your electrician or include it in the scope, and note battery backup options for entrances that must work in an outage.

How long does installation take?

Typically 7-14 business days from spec sign-off. On site, a single operator is usually a half day to one day including adjustment and testing.

Is an automatic operator the same as an AODA operator?

An AODA operator is an automatic operator spec'd and placed to meet barrier-free requirements: push buttons on both sides at reachable heights, clear approach space and tested opening force. Our AODA door operator installation service focuses on those retrofits.

What maintenance do operators need?

Annual inspection is recommended under the ANSI standards, covering force, speed, sensors and hardware. Your handover record gives the baseline readings to compare against.

Do you install operators on fire-rated doors?

Yes, with operators listed for rated doors and tied into the fire alarm so the door closes and latches on alarm. These are flagged in the spec.

Do you install operators in Markham and Richmond Hill?

Yes. Recent work includes six entrances across two buildings on a Highway 404 campus in Markham, installed over three weekends so the lobbies stayed open.

Can operators work with access control?

Yes. Operators can be tied to card readers or keypads so the door unlocks and opens on a valid credential. See commercial access control installation for that scope.
